We just added a larger secured outdoor storage area that will accommodate 25-30 new outdoor(uncovered) spaces. Customer ease of use with remote controlled entry and also key coded gates. 24 hr. access with full time digital video surveillance. We are constantly monitored by a nationally recognized security firm. Our facility also has a manager's residence for added security. Residence is pier and beam and sits on a hill with a beautiful view and plenty of privacy.

Our facility is located close to Lake Travis in the Hudson Bend area and uniquely advantaged to be positioned between the communities of Stiner Ranch and Lakeway. Not only are boat storages hard to develop in this area due to the City of Austin building codes and requirements (which get worse from year to year), but also the rapidly rising cost of land makes it prohibitive. The demand for available boat storage rental units only keeps increasing and to this end we have 100% occupancy with waiting lists. Because we offer our customers the most for their boat/r.v. storing dollars and because of our very desirable location, we command some of the highest rents around and still have happy customers. Our customer waiting list is at times, lengthy. Because we are an up-scale boat storage facility that caters to higher income clientele, rents are paid promptly and we have never had a problem with collections. We conduct business in an easy-going manner and our customers have grown to love and appreciate us. Operations of this facility are easy and non-time consuming. In owning and operating this business by myself, I have no employees(other than myself) in which to make payroll and provide health insurances ect. to. I average 2-8 hours weekly. All office work and accounting is done by a third party accounting house for a very reasonable fee. They receive bills, business mail, rent checks ect. and take care of accounts payable in addition to yearly corporate returns. This in it self is a great asset freeing up much of my personal "free-time" which is very important to me, while ensuring that nothing in this business lacks or gets over looked.
